A fence is only as good as the corners
These welded steel corners will last a lifetime. Steel pipe gates on welded hinges will never sag. The barbwire and woven field wire are strong, straight and tight. Electric hot wire insulaters are welded into place at all the fence corners

IRRIGATION SYSTEM
Twin Falls Canal Company brought water to the farms in this valley over 100 years ago. A project like this will never happen again.  Senior water rights provide 20 shares for this 20 acre property. The property is evenly sloped and water gravity feeds through 8 inch gated aluminum pipe without difficulty.

Building codes are just minimum stadards

The builder said "Why stop at the minimum?"

There are three roofed porches each with redwood decks and redwood steps down to concrete landing.

A north porch that's cool in the summer.

A south porch with a mountain view

An east porch a.k.a. "the coffee porch"

Every room flooring is traditional solid oak strip. All interior trim was custom milled from hand selected first quality oak lumber.

Vaulted ceiling to 12 feet high in the kitchen, dining room  and living room.  Flat ceiling 8 feet high in bed rooms bathroom, and utility room.

Built by the current owners in 1996-97, consideration was made for easy future expansion capabilities. The well, electric, natural gas and sewer system were all laid out for easy hookup for additional living space to be added to the east of the house.

Please call the current owner for more information.

Cattle working corral
Welded steel pipe, two holding pens, a crowding tub, elevated walkways along both sides of the working alley, a Powder River squeeze chute and an insulated and heated waterer. Concrete slab bottom in the tub, alley and under the chute.

Land
Fencing divides the 20 acres into 7 sections for living and livestock management. Three fields approximately 4 acres each for rotational summer grazing. Two paddocks about 1 acre each with year round automatic water fountains on each side of the working corral for holding animals. One acre around the house, shop and outbuildings.  Fields are regularly corrugated and fertilized.  Ten acres produced 597 small bales of high quality grass hay this year in one cutting. Currently running 10 beef cows and a bull year round.

Weed Management
An extensive weed management program is very evident the moment you enter the property.

Garden
The large garden area has fruit trees, blackberries, raspberries, strawberries, and more.
